Our office is Dutch, French and English spoken. By combining the two offices you can make optimal use of our services and we can thus use the correct method required to purchase or sale an object. The legal possibilities are great; we have our own French notary and a Dutch and French lawyer, an insurance agent and an excellent office for all your tax affairs. For all our houses offered by our offices, we are equipped with a official mandat de vente.
Accompaniment
Central to the mediation are our intensive supervision and service. From France or the Netherlands, we select with our prospective buyer several houses, which then together with our advisors will be viewed in France. The work of Frank Sauter en France is concentrated in the departments: Allier, Alpes-Maritimes, Ardèche, Aude, Ariège, Aveyron, Cantal, Charente, Cher, Corrèze, Creuse, Cote d'Amor, Dordogne, Drôme, Gard, Hautes-Alpes, Haute-Garonne, Hautes-Pyrenees, Haute-Saone, Herault, Indre, Isère, Lot, Pas de Calais Puy-de-Dome, Tarn, Tarn-et-Garonne, Var (Cote d'Azur), Provence, Vosges. All properties are subject to visit in France. We recommend that you take a few days time for the visit. For a hotel, gîte or chambre d'hôte, we are happy to arrange the booking. At this stage everything is free of charge.
Negotiations
All our homes are asking prices, as an intermediary we will eventually open up an agreement in negotiations with the seller, after which a preliminary contract is signed. This contract will pass through the French notary, who then investigates all legal aspects. Any conditions precedent to obtaining financing is always possible. For some time there is a rule that within 10 days the contract can be terminated of there are doubts. The only additional costs that a buyer pays are the notary fees representing approximately 8% and 2.5% for a house less than 5 years old. If this procedure is in order then a definitive purchase agreement can be signed
Service
After the transfer, we continue to assist you. All kinds of things must of course be arranged such as water and electricity, opening a bank account and the various insurances needed. This service is FREE. Also, Frank Sauter en France have close contact with contractors who can perform any conversion work. Only this service is not free. Even if in the future you have problems or questions you have our offices continue to rely on. Have you made your choice, then we can provide you with additional information and arrange a viewing request. We can also advice and quoting regarding the various funding relating to the purchase of a property in France.
